Nesterly helps homeowners find trusted tenants for stays over 30 days, primarily supporting empty nesters and retirees. The platform handles verification, background checks, payments, and rental agreements.

How does a task exchange work?

Hosts can specify optional or required tasks for potential housemates, who receive reduced rent in exchange for assistance. Certain personal care tasks are prohibited.

How do I know if I am eligible?

Anyone over 18 can apply. Hosts should review the Community Compact for full guidelines.

What does it cost to use Nesterly?

Creating a profile and searching is free. A one-time booking fee of $95–$195 is charged upon confirming a homeshare, plus a 2.5% monthly fee for ongoing platform use and support.

Is there a minimum length of stay?

Yes — all bookings must be for a minimum of 30 consecutive days.

How does Nesterly vet users?

All users must complete an application, provide at least two references, and pass a full background check including National Criminal Search, Sex Offender Registry, Global Watchlist, Address History, and Social Security Verification.

Do I need insurance to homeshare?

Not required, but homeowners are strongly recommended to have homeowners or renters insurance during the homeshare.

Will my home address be visible to users?

Home addresses are not visible until a homeshare is confirmed; only general area information is shown beforehand.

How is payment security ensured?

How do I find and book a home?

Search for listings by region, rent, move-in date, and neighborhood. To message a host, select your move-in/out dates and use the messaging feature.

Does Nesterly conduct income verification or credit checks?

Renters must complete an application, provide references, and undergo a background check. Nesterly does not conduct credit checks or income verification.

What are the costs and how are payments made?

The first month's rent is withdrawn upon finalizing a booking. Subsequent rent is withdrawn on the third-to-last day of each month.

What protocols are in place for safety and privacy?

Personal information is shared only with confirmed housemates after booking. All transactions should go through the Nesterly platform for security.

How does the task exchange work for renters?

Renters can receive reduced rent for helping with tasks, though certain personal care tasks are not allowed.

How do I communicate with hosts?
